From 140000 yuan/square meter to about 40000 yuan/square meter

School district housing in Shenzhen has also started to cool down since the end of 2021, especially after the implementation of university districts and adjustment of urban renewal policies, there has been a significant decline in housing in old and dilapidated primary school districts.

Futian and Luohu are gathering places for prestigious old schools in Shenzhen, and Futian is also the area with the highest transaction volume of housing in Shenzhen's school district in 2023. However, according to data from the Leyoujia Research Center, as of the end of 2023, the prices of real estate in key school districts in Shenzhen have all dropped by more than 20% compared to the highest period in 2021, and overall have returned to the level of 2019-2020.


The Bagualing Dormitory was built in 1983, mainly consisting of small units of about 30 square meters, initially primarily used as employee dormitories. Driven by the dual benefits of the expected renovation and the landing of prestigious schools such as Liyuan Primary School and Liyuan Experimental Middle School, the housing prices of Bagualing dormitories took off at one point.

In March 2021, multiple 29 square meter housing units were sold in Bagualing Dormitory, with an average price of over 143000 yuan/square meter and a total price of around 4.2 million yuan. The transaction period ranged from 8 days to 14 days. However, since 2024, the average transaction price of the community has ranged from 40400 to 56900 yuan/square meter, and the recent transaction of a 27.96 square meter apartment has a total price of only 1.13 million yuan, a decrease of more than 70% from the highest point. The total price of 29 square meter units sold in March was only 1.66 million yuan, a decrease of 2.54 million yuan from the high point in 2021.

Xie Linfeng, founder of Shenzhen Taofang Frontline, told the Daily Economic News that the main reason for the decline in school district housing is the market downturn. In this round of regulation, the larger the increase, the greater the decline, and Bagualing Dormitory is a typical example. During the peak period, due to the favorable situation of the Liyuan East Campus, the area was small and the total price was low. Everyone rushed in for the school district, causing a surge in prices. At one point, the average transaction price exceeded 140000 yuan/square meter. Faced with a downturn in the market, coupled with the weakening of the concept of housing in Shenzhen school districts, the popularization of group education, and the overlapping negative impact of its old and dilapidated properties, the market is constantly trading price for quantity.

Xufei Hualong Garden, which belongs to the Bagualing area, had an average transaction price of about 41200 yuan/square meter in April this year. However, its average transaction price in 2021 once dropped to 119600 yuan/square meter, a 65.6% decrease from its highest point.

A person from an intermediary agency in Shenzhen told Meijing reporter that the overall decline in school district housing is also a major trend, but Bagualing dormitories have fallen the most, which is strongly related to their poor residential properties. It will take some time for housing prices in Shenzhen to stabilize, and it is difficult to say that the old dilapidated primary school district houses have reached the bottom.
